New coffee and dessert lounge approved for Hebburn

A new cafe and dessert shop is set to land in South Tyneside after winning approval from planning bosses.

Earlier this year, South Tyneside Council received a planning application for 249 Victoria Road East in Hebburn.

The building was last occupied by bookmakers Ladbrokes but is currently vacant, according to planning documents.

New plans aimed to relaunch the site as a ‘cafe and dessert lounge’ creating two full-time jobs and one part-time position.

The business would provide snacks, cakes, cold desserts and hot and cold beverages, with a delivery service also operating from the building.

During consultation, a single objection was lodged by a neighbour who raised concerns about potential disruption from vehicles involved with deliveries.

In a statement, the council’s parking team said that existing restrictions in the area should prevent parking on the main road.

Due to traffic safety concerns around the business loading and unloading on Victoria Road East, officers suggested the use of the back lane instead.

South Tyneside Council’s planning department approved the cafe application on Thursday, November 5.

A planning report reads: “The site does not propose any off-street parking and given the constraints of the site this is not considered possible.

“Concerns have been raised by a neighbour relating to potential deliveries from the site.

“The agent has confirmed deliveries are proposed as part of the proposal, which would be infrequent and in a light goods vehicle.

“The deliveries would be intended to be near to the access on Victoria RoadEast.”

The report goes on to say: “Concerns have been raised [by the objector] regarding pest and rodent issues however no concerns have been raised from consultees regarding this.

“In any case such matters could not be controlled by any planning permissiongranted, and [would] be the responsibility of the environmental health section.

“Such issues should be reported if and when they occur.”

Under planning conditions, the development must be brought forward within the next three years.

When completed, the cafe will have permission to open between 8am-10pm, Monday to Saturday and 8am-8pm on Sundays and Bank Holidays.
