Decision date set for major Hebburn housing development

South Tyneside Council’s planning department has recommended housing plans for approval at land off Argyle Street in Hebburn

London-based applicant, The Shlomo Memorial Fund Ltd, has lodged a hybrid application to demolish existing buildings and full planning permission to build 82 homes.

This includes a total of 34 detached houses and 48 semi-detached houses.

In addition, the applicant is looking for outline planning permission for up to 18 dwellings.

The application site covers Ashworth Frazer Industrial Estate, Station Road, the car park to the rear of Marthas Vineyard, Bell Street, and the site of the former Hebburn Community Centre, which was demolished in 2016.

According to planning documents, the site mainly comprises vacant industrial buildings and a telecommunications mast, which would be removed if the plans are approved.

During consultation, the housing plan sparked 18 objection letters from nearby residents which will be considered at a formal planning hearing next week.

Objectors’ concerns range from the ‘need’ for new housing in the area and traffic and parking issues, to “insufficient infrastructure” and loss of industrial land.

However, the final say rests with the council’s Planning Committee which will meet at South Shields Town Hall on Monday, June 21 to vote on the plan.

Councillors will be recommended to grant permission to the development subject to conditions and a section 106 planning agreement being signed between planners and the developer.

This aims to secure a financial contribution from the developer of more than £400,000 which will be channelled towards education provision.

A report prepared for councillors states the proposed development would contribute towards the borough’s housing land supply and would not be “detrimental” to highway safety or neighbours.

It goes on to say: “The development would be constructed to an acceptable standard in line with the council’s current objectives regarding sustainable development and it poses no undue risks due to flooding or ground contamination, providing appropriate conditions are attached to any approval.”

The Planning Committee meeting starts at 10am at South Shields Town Hall and is open to the public.
