Plans revived for new detached housing near Simonside Arms in South Shields
Developers want outline planning permission for two four-bedroom detached houses and associated parking.
New homes could be created at a South Shields site under plans revived by developers.

The application to South Tyneside Council is for land adjacent to 103 Newcastle Road, near the former Simonside Arms pub site.
Developers want outline planning permission for two four-bedroom detached houses and associated parking, with some scheme details including appearance, scale, layout and landscaping reserved until a later date.
An accompanying design and access statement notes the principle of housing on the site has already been established by a previous outline planning application approved by the council in recent years.
Those behind the housing scheme described the new plans as a resubmission of the previously approved scheme.
It was noted that the layout of the site and submitted floor plans were intended to be “indicative of the type and size of dwelling that could be accommodated on the site”.
This includes a garage and general living accommodation on the ground floor and sleeping and bathroom accommodation at first-floor level.
Developers said that the site earmarked for housing is currently enclosed to the side and rear by stone and brick walling which can be retained.
They also claimed the appearance of the proposed houses could “easily complement the general design of adjoining dwellings” and added the site is “viewed as a suitable location for private or self-build housing”.
The design and access statement goes on: “No landscaping is proposed at this stage, but any detailed application would include new boundary walling/fencing to the frontage and inner side of the site.
“The intention would be to keep most of the garden to the side and rear of the new properties private, for the house owner to develop as they saw fit.
“The detailed design would include provision for rainwater harvesting and energy efficiency etc, to ensure that modern requirements for sustainability are met.”
A decision on the outline planning application is expected following a consultation and if approved, final details of the homes would be set out in a further ‘reserved matters’ application.
